An understatement we hear frequently, especially when it comes to the South Florida market. There are a number of factors that can keep a home on the market for an extended period of time. Whether a property is overpriced or a neighborhood is saturated with active listings, my team and I strive on adapting to the market and setting a winning strategy to make the sale. New construction homes in Coconut Grove seem to be appearing everywhere. This particular story features a property that had been previously listed with two other agents and seemed to not be getting the traction needed to eventually make the sale. After a number of client meetings, we were able to secure the listing with a goal of selling it within the first month. 

We put a plan together that included a variety of initiatives that helped sell this property in just 3 weeks. The plan included an in-depth analysis to properly price the home in a competitive neighborhood. Compass’ innovative Concierge program allowed for us to stellarly stage the home to help elevate the home’s value and streamline the selling experience with no upfront costs, no hidden fees and no interest charged—ever. As the staging completed, we produced enhanced listing photos and video to showcase the home in the best light. During the Compass Coming Soon process, we were able to launch with a powerful pre-marketing strategy used to generate buzz and gather valuable insights when selling a home. By listing as a Compass Coming Soon, it allows us to price confidently and maximize early interest from buyers.

 

Advertising the home with this new look in media outlets such as the Miami Herald, Wall Street Journal, Coral Gables Magazine, and Florida Villager helped drive significant traffic to our themed open house events. Email campaigns coupled with targeted paid social made an impact in driving interest to out of state buyers as well as local brokers. 

With the stage set for success, we fielded multiple offers that led to relentless negotiations. A local Compass team reached out after seeing our emails and social ads. They pleasantly advised that they have a buyer for this property. We were able to reach a deal to keep it within the Compass network and I couldn’t be happier for my sellers or the new buyers!
